NW quad of Rte. 13/248 and Spring Street/Railroad just east of Reeds Spring.

Legal Description:

Part of SE 1/4 SW 1/4 Section 25, T24N, R23W lying west of the west boundary line of Relocated Rte. 248 (a/k/a Relo. Rte. 13)


No access is allowed from Route 13/248 or across its right of way under the bridge.  Spring Street runs along the south side of the property, but land slopes very steeply upward.  Property is virtually landlocked and is being sold as is.  New owner would need to acquire access easement from adjorning owner or extensive excavation would be necesary to construct an entrance from Spring Street. 


There is a small pond located in the westerly portion of the property.


Empire District Electric has overhead lines across the property.   Empire has requested that Buyer sign their utility easement allowing the continued use and maintenance of these lines.  CentryTel may also have lines on the property.   A standard provision in the conveyance deed allows for the continued use of any existing utility lines.
