A number of questions were asked during the Community Coffees about property acquisition.  Answers to the most frequent questions are provided below.

Q: Who will determine the value of my property?


A: A qualified appraiser will inspect your property.   This may be a MoDOT staff person or a contract appraiser.  The appraiser will have a set of highway plans and will discuss the acquisition with you.

Q: Will I know when my property will be inspected?


A:
Yes.  MoDOT will try to give you as much notice as possible.  The appraiser will contact you.

Q: How will the value of my property be determined?


A:
The value will be based on your property’s current market value.  This is the amount of money the property would sell for if it were for sale.

 

Q: What if only part of my property is needed?


A:
A determination is first made of the value of your property before it is changed in any way by the highway improvement.  Then the value of your property is figured as if the highway improvement were complete.  This value will include any physical changes, benefit or damages that might be created.  You’ll be offered the difference in the value of your property before the improvement and the value of your remaining property.  This may include payment for loss in the value of remaining buildings, improvements and other property rights.  This is often referred to as “damage to the remainder.”
